We focus on providing approval-ready documentation with a defined scope and fixed pricing, so homeowners can visualise their project, obtain builder pricing, and make informed decisions early — without committing to high design fees or unclear processes.

Our fee covers the preparation of design and drafting documentation suitable for planning, approvals, and construction pricing.

This will generally include the following:

• Site plans

• Floor plans

• Elevations

• Sections

• Door & Window Schedules

• 3D visualisations

• Livable housing plan (if required)

External services such as surveying, engineering, certification, energy reports, and council fees are not included.

Our design team has worked in a variety of Brisbane’s surrounding councils including:

• Ipswich

• Logan City

• Redland City

• Moreton Bay

Though we are most seasoned within the Brisbane City Council, we are happy to extend our services to these areas.

Yes. Our documented drawings are prepared to be suitable for both certification and council approvals (if required) when combined with the required supporting documentation from external consultants (such as surveyors, engineers, and town planners).

Approval requirements vary by site and project, so additional documentation may be required depending on overlays and planning controls.

BNE Building Design completes preliminary checks to all properties to ensure we are working within all the regulations and planning controls for your project.

Builders will be able to use our plans to provide a realistic price range for your build, however a comprehensive quote will require an engineering plan and an energy efficiency report provided by external consultants.

We coordinate with external consultants where required, however these services are engaged and invoiced separately. This keeps costs transparent and allows clients to choose their preferred consultants where applicable.

Timeframes vary depending on project complexity and consultant inputs. As a general guide, most projects move from initial consultation to the first concept plans in two to four weeks.
